Six months on the MLS. Sold in 30 days.
The problem: The owner had paid another agent a
one-time fee just to put it on the MLS. Six months later the listing expired
unsold, and the home now carried a history buyers could see.
What I did: Took it on as a properly managed listing — repositioned
how it was presented so buyers saw the house rather than its market history, and
watched the first two weeks of activity instead of waiting.
Result: Sold in 30 days at $449,900 — my
highest close to date.

160 days with no success. 14 days once we fixed it.
The problem: Five months on the market in The Villages.
Nothing wrong with the house — the price was set against what neighbours were
asking, not what was actually closing, and the photos weren’t helping.
What I did: Repriced against real closed sales from the surrounding 90 days,
adjusted for bond, cart access and roof age — then reshot the home properly.
Result: Under contract in 14 days at $262,500.

Selling from five states away
The problem: Owner had already relocated. Couldn’t
fly back for showings, inspections, repairs, or closing.
What I did: Handled it on the ground — access, contractors, inspection
negotiation, walkthrough — with a call after every single one so nothing was a
surprise.
Result: Sold and closed remotely. Owner never made the drive.

The problem: Buyers Mo met from another state wanted
into The Villages without overpaying or flying down for every showing.
What I did: Ran the search remotely with real comps, bond and fee math,
and video that showed problems as well as the kitchen. Anchored the offer to
recent closings, not asking prices.
Result: Closed 1007 Rockville Pl at $315,000
on April 30, 2026.

Facebook seller. Listed $299,999. Sold over asking.
The problem: An out-of-state seller reached Mo on
Facebook. Could not run the Lady Lake listing from the ground.
What I did: Priced 40140 Palm St against Lake County closings at
$299,999, then handled access, showings and negotiation so nothing waited
on a flight.
Result: Sold over asking at $307,000 on
July 22, 2026.
